Once I was able to find this place I loved the location. The hotel and my room were very clean and comfortable. The breakfast was passable but could have at least been warm. All the signage on the building says Ava with just a small signpost on the street that said Royal Place. Initially getting there was problematic. The immediate area has many treasures. The best street food up and down the block and a Big C shopping complex close by. Easy to get to the best Wats and shrines and do not miss the "City Park" at the north end.

Name changed to Ava Hotel. 500 m from bus terminal. Beware of the ripoffs at bus terminal : tuktuks and mototaxis say it's 2 km away and try to overcharge ! A little bit far from downtown.

A building of the hotel is the building behind beautiful building in the foreground on the main photo. Location is great (bus station is less than 1km from the hotel). There is no elevator, so you need to lift up your heavy bags on 3rd,4th etc. floor by yourself. The room was simple (no decorations) clean and it seemed new (plastic wrap is not completely removed from the head of the bed) but crowds of ants were close to bed!!!!! The management is helpful but they speak english poor.

Notify the staff and They are just apologize. I want to get money back for accommodation. I can't sleep and check out immediatly. The hotel are old and dirty. The corridor lights flicker like a ghost movie.

If you are in Phitsanulok for a layover and need to be near the bus station, this is a good deal. The hotel is located just a few minutes' walk to the bus station and a number of excellent restaurants and street food stalls. The staff are sincere and helpful. However, if you want to be in the city centre, this is actually some distance away from town. All in all, a very pleasant stay.

We had a great stay, no complaints! Lots of food options nearby and it's an easy walk to bus terminal 1 (there are busses for Sukhothai there) and to the Folk Museum etc in town. Note that there are two bus terminals in Phitsanulok and you won't necessarily arrive at the one near the hotel.

Great Hotel close to the bus terminal ”
Really recommend this hotel if you want to travel onwards to for example Sukothai, its walking distance to the bus terminal. Also a few bars and restaurants around to kill some time in Phitsanulok.

Very surprised”
for the price this place is excellent value for money. Very clean, rooms very spacious and the hotel style itself was very nice and well decorated throughout. We were pleasantly surprised. It's about 2 km from the train station and a 5 minute walk from the bus station. The staff were very friendly and had no problems letting us leave our bags the day we checked out so we could explore. We didn't wake up in time for breakfast so cannot judge, but there is a great cafe right outside the front of the hotel with very reasonable prices (so ignore the reviews of people saying there is nowhere else you can find breakfast). The only thing that let the hotel down was the wifi reception in our room, it just wouldn't connect at all. Overall highly recommended though.

Good basic place for a stopover”
This was my second stay here, again for a stopover. A short walk from the bus station. Quick check-in and check-out. Clean room. Also found a night market with many food stalls about 1 km west, in front of the hospital. I'd stay here again any time I'm stopping over in Phitsanulok.
